Where in Libertyville should I look? It depends on how much you care about walking to downtown. The blocks east and west of Milwaukee Avenue between Park Ave and Rockland Rd are the older in-town homes: 1920s–1950s, smaller lots, five minutes on foot to restaurants and the Metra. Subdivisions built from the 1960s through the 1990s sit north and west (Copeland Manor, Country Place, Red Top, Interlaken) with bigger lots and attached garages. The newest construction is mostly teardown-rebuilds in town and the subdivisions off Route 137 and Butterfield Rd. All of it is Libertyville; what you give up for a larger lot is the walk.

What does the commute look like? Two Metra stations on the Milwaukee District North line (Libertyville and Prairie Crossing), roughly an hour to Union Station. By car, I-94 via Route 137 or Buckley Rd. If you work in the northern suburbs, the Tri-State is ten minutes.

Why are the taxes what they are? Lake County's effective property tax rate is one of the highest in Illinois, and Libertyville is in the upper part of the county range. When you compare a Libertyville house against one in Mundelein or Vernon Hills at the same price, pull the actual tax bill, not an estimate. I do this on every showing.

What sells fastest here? Updated in-town homes under about $700K and anything with a usable yard on a quiet street in the 1960s–80s subdivisions. What sits: homes priced to the renovation the seller did rather than to the comps, and anything on Milwaukee Ave or Route 176 frontage.

Teardown or renovate? In the downtown blocks the land is worth enough that builders buy and rebuild. If you own one of those houses, you have two buyer pools: people who want the house and builders who want the lot. Pricing has to account for both. Ask me before you list.

Copeland Manor, Red Top, Country Place. Postwar through 1980s ranches, split-levels and colonials on larger lots north of downtown. The most consistent resale market in Libertyville.

Interlaken and the Butler Lake area. Butler Lake, the Butler Lake Park trails, and homes that back to the lake or the Des Plaines River trail system.

Adler Park / Rockland Rd corridor. Close to Adler Park and the pool, Independence Grove entrance, and the 137 corridor.

Lambs Farm side. Toward the Tri-State on the east edge: newer subdivisions, quicker highway access, longer walk to town.
