What Glenview buyers and sellers ask me
Where does the money go in Glenview? Three distinct markets: The Glen (the former Naval Air Station, redeveloped after 1995 into a planned community with a town center and newer homes), the older east side near downtown and the Metra (1920s–60s homes, teardown activity), and the west side subdivisions. Prices per square foot differ enough that you should decide which Glenview you want before touring.
New Trier or Glenbrook? Glenview is Glenbrook South (District 225) for nearly all addresses. A small eastern sliver is in New Trier. I verify before offers.
Taxes? Cook County, so the assessment system is different from Lake County: triennial reassessment, homeowner exemptions, and appeals that actually move the number. If you're coming from Lake County, this takes a conversation.
Glenview neighborhoods and what they're like
The Glen. Post-1995 planned community on the old Naval Air Station: newer single-family, townhomes, the Glen Town Center, Gallery Park and the Metra station (North Glenview).
Downtown Glenview / east side. The original village around Glenview Rd and the Glenview Metra station: older homes, the library, Wagner Farm.
West Glenview. 1950s–80s subdivisions west of Harms Rd and toward the Tri-State.
Swainwood and the north side. Larger wooded lots near the Chicago Botanic Garden and Glenbrook North.
Points of interest
The Glen Town Center, Gallery Park, Wagner Farm, The Grove (National Historic Landmark), Kohl Children's Museum, the Glenview Park District's Park Center, the Glenview and North Glenview Metra stations on the Milwaukee North line, and the Chicago Botanic Garden a few minutes east.
Schools
Glenview District 34 (K–8) for most of the village, Northbrook/Glenview District 30 and West Northfield District 31 for parts, with Glenbrook South High School (District 225). A small eastern section is in New Trier Township High School (District 203). For current performance data on any school, use the Illinois State Board of Education's Illinois Report Card (illinoisreportcard.com).
Notoriety
The Glenview airfield opened in the 1920s and served as a Navy air station from 1937 until it closed in 1995; its hangar and control tower are preserved in The Glen. The Grove was the home of naturalist Robert Kennicott, whose collections helped found the Chicago Academy of Sciences.
